Do people normally pay the asking price for a home?

It depends.  The sales price of a home can vary drastically, depending primarily upon these three things: (1) the quality of representation provided to you by your Realtor, (2) the personal circumstances of the seller, and (3) the housing market in general.

What is the typical amount of time from contract to closing?

While the parties can agree to any closing date they choose, the typical time period between entering into the contract and closing on the home is 30 to 45 days with traditional financing and a positive inspection.

Can you represent me in negotiations with a builder?

Yes.  Our company is fully equipped to help you purchase a home with any seller, from a private individual to a builder.

I want to buy a new home, but I also need to sell the home that I’m currently living in.  What should I do?

This is a common scenario for buyers.  We advise our clients to place their current home on the market as soon as possible – this will put you in the best position possible when buying your new home.  For specific advice regarding your situation, feel free to contact us.

In addition to a down payment, what closing costs will I incur?

Closing costs that you may be obligated to pay at closing typically include several fees (mortgage origination, appraisal, recording costs, etc.) and prepaid/scrow items (homeowner’s insurance and property taxes).  Your mortgage broker will provide you with a Good Faith Estimate of closing costs prior to closing to make sure that there are no surprises when you sign your mortgage documents at closing.

When will I be able to move into my new home?

Unless you and the seller have agreed otherwise, you will typically be able to move into your new home as soon as you have signed all the closing documents and the loan is funded.
