Buyer's FAQ

What listings are available through your search feature?

Haynsworth Realty provides you with access to every MLS listing in North Texas, including post-foreclosure and short sale listings.

Which listings can you show me?

We can show any property that you would like to view in North Texas.

Do I have to pay you anything before you can show me houses?

No. Haynsworth Realty does not receive any payment from you to show you homes. The seller’s broker has already agreed to pay our fee.

Do people normally pay the asking price for a home?

The sale price of a home can vary drastically, depending primarily upon three factors: 1) the quality of representation provided to you by your realtor, 2) the personal circumstances of the seller, and (3) the housing market in general.

What is the typical time from contract to closing?

While the parties can agree to any closing date that they choose, the typical time period between entering into the contract and closing on the home is 30 to 45 days with traditional financing and a positive inspection.

Can you represent me in negotiations with a builder?

Yes. Haynsworth Realty is fully equipped to help you purchase a home with any seller, from a private individual to a builder.

I want to buy a new home, but I also need to sell the home that I’m currently living in. What should I do?

This is a common scenario for buyers. It is our experience that placing your current home on the market as soon as possible will put you in the best position possible when buying a new home. For specific advice regarding your situation, please contact us.

In addition to a down payment, what closing costs will I incur?

Closing costs that you may be obligated to pay at closing typically include several fees (mortgage origination, appraisal, recording, etc.) and prepaid/escrow items (homeowner's insurance and property taxes).  Your mortgage professional will provide you with a Good Faith Estimate of closing costs prior to closing to ensure that there are no surprises at the closing table.

When will I be able to move into my new house?

Unless you and the seller have agreed otherwise, you will typically be able to move into your new home as soon as you have signed all of the closing documents and the loan is funded.
